What is a Maintenance Technician?

This job offers a variety of tasks with focus on the maintenance and upkeep of the company's properties. The primary Maintenance Technician responsibility is to maintain the properties in market-ready condition and respond to resident requests and work orders in a timely manner. This role requires a detail-oriented individual who can perform a variety of maintenance tasks and work efficiently in all types of weather conditions.

Maintenance Technician Roles & Responsibilities

  • Prepare vacant apartments to market ready condition
  • Respond to resident requests and work orders promptly
  • Perform on-call emergency services as required (rotation shared with other maintenance techs)
  • Perform plumbing, appliance and electrical repairs, lock repairs/replacements, smoke alarm maintenance, and window/door screen repairs
  • Perform preventative maintenance tasks (examples include filter changes, asset collection, HVAC coil cleaning, flushing hydrants, and garage door preventive maintenance
  • Communicate maintenance concerns to Property Manager
  • Maintain cleanliness of grounds and common areas
  • Perform daily pool tasks (cleaning, checking water levels, maintaining chemicals)
  • Proper use of maintenance materials, tools, and equipment
  • Maintain professional and courteous attitude with residents and coworkers 

Day-to-Day Duties & Expectations

  • Conduct plumbing, appliance, and electrical repairs
  • Perform preventative maintenance tasks
  • Communicate maintenance concerns to Property Manager

  • Use maintenance materials and equipment responsibly
  • Maintain professionalism in all interactions

Requirements

  • Maintain professionalism in all interactions
  • Valid driver's license and reliable transportation
  • Available for night/weekend on-call duty
  • Ability to work in all weather conditions
  • Able to regularly lift items up to 20 lbs.; frequently life up to 50 lbs.
  • Physically able to operate electric hand tools, work on a ladder up to 28’, carry tools, lift and carry heavy loads, and operate a motor vehicle.
  • Travel to other properties and assist other maintenance technicians as needed
  • Attendance at all mandatory meetings
